Position: Tenant Relations Manager
Reports to: Senior Manager of Housing Services
Objective: To manage operations related to WINGS' properties.
Duties and Responsibilities:
*Tenant Operations
*Primary contact for tenant issues in our Scattered Site Housing Programs
*Conduct resident move-ins, move-outs and transfers in accordance with WINGS Standard Operating Procedures
*Calculate resident's monthly fees in accordance with HUD requirements
*Complete inspections of all residential properties including Transitional apartments, Permanent housing apartments, Neighborhood Stabilization Program, Extended Stay  apartments in Chicago and Shared Homes
*Assess needs for each house and apartment and notify Facilities department
*Renew housing contracts and leases annually
*Provide resident updates to staff and determine appropriate course of action for continued residency or termination
*Complete contract termination/eviction as necessary
*Work with Property Management Team to establish and enforce WINGS housing policies
*Attend trainings and team meetings as required
*Serve as Housing Locator tracking housing opportunities for all Residents and Guests
*Property Operations
*Manage landlord relationships for our leased homes and apartments
*Coordinate bi-annual Clean-a-thon for all residential properties
*Provide Home Maintenance 101 to all guests and residents within WINGS
*Renew annual leases with landlords
*Administrative Support
*Support other members of the Administration Team as requested

Education and Experience:
*Minimum of 3 years of property management experience is required, especially as a "landlord"
*Post-secondary education degree or certification in property management preferred
*Strong computer skills especially Microsoft Office applications
*Familiarity with Angus Systems a plus
*Must be able to effectively manage multiple priorities and tasks which constantly change
*Must be able to work effectively and independently in a fast paced environment while maintaining professionalism, quality, and attention to detail while delivering    exceptional customer service
*Must have excellent interpersonal, organizational, and verbal and written communication skills
*Must be motivated and demonstrate a high level of professionalism
*Must have own reliable transportation, valid driver's license, good driving record, automobile insurance
*Strong team player able to successfully interface with varied personalities and temperaments
*Flexibility must be willing to work variable hours including evenings and weekends, serve as on call staff, and with minimal notice work at any of the locations within the  Wings Program
*Physical Skills-must be able to operate common household and office equipment, must be able to climb stairs, hear and/or see fire and intruder alarms, must be able to lift  50-pound child.

Type: Full-time exempt position with medical benefits and PTO. Hours will vary based on client needs (some evenings and/or weekends)
